All the prices listed on baba.brussels are including the costs of housing:

  • gas & electricity
  • water & heating
  • weekly cleaning of common areas
  • wifi
  • insurrance

On top of the rent, you need to pay your security deposit when you sign the contract.

Apart from that, you need to pay the cost of living. Depending on the house you stay in, you will need to share a kitchen or common area for which you need to buy maintenance products (soap, towels, tissues, toilet paper….). These costs and purchases are to be managed by the community of the house. Not the landlord.

Usually, there is a community whatsapp group where these matters can be discussed and arranged.

When you leave the house, you will do an exit inspection with the landlord. If nothing is broken, no dammage was done,  and your room is clean, you will get your deposit back in full.

This will be returned to you by bank transfer in the 2 weeks following your exit.

The contract period is always leading and you should pick the largest range within your realm of possibilities.

After signing the contract you can fully change your move in date past the contractual start date. You just give us a sign when you know for sure when you move in.

Note that the rent to be paid is always defined by the contractual period. Not the actual period.

Example:

Contractual period: 1 January 2023 until 30 April 2023

Actual move in date is 7 January 2023.

Actual move out date is 15 April 2023.

The actual rent to pay is 4 full months of rent.

Visits are permitted and short stays (3 night max.) are permitted without any surcharge.

If the visits are frequent and / or longer, the cost of living is increasing and you should discuss with the landlord what the conditions are, which depend on the duration and frequency of having this extra visitor.

You can bring them if you want to or just use those provided upon arrival.
